The Real Estate Sales for the Island of Maui are in for the month of November, 2011. The good news for Residential and Vacant Land is that sales are slightly up from a year ago. Condominium Sales did not fare as well.
Residential Sales volumeYear to Date compared with January-November 2010 rose +10%, Aveage Sale Price is up +2% = $775,383. Median Price dropped -5% to $435,000. Total Volume Sold was $634,957,051 up +13%.
Condominium Sales Voume was up +1%, Average Sale Price dropped -24% to $496,199, Median Price Sold dropped -18%, and Total Volume Sold dropped -23% to $527,955,915.
Land Lots Total Volume Sales increased +9%. The Average Sale Price rose +24% to $616,307. The Median Price dropped -25% to $305,000. Total Dollar Volume rose +34 to $75,805,725. Please note that actual number of Vacant Land Sale are quite low, so a few Sales here or there can easily skew the statistics.
The overall Real Estate Activity on Maui is notching up and the inventory is slightly shrinking. Property Sellers are starting ro feeling guardly optimistic. For more details and the actual numbers of sold for each area click on the Maui Real Estate Association link below.
